I hope everyone is healthy and safe.
I wanted to take a second and let everyone know that the Board of Trustees has begun to take action in the neighborhood in the area of division of homes into multi-family dwellings, or vacation rentals (Air BnB or VRBO).
The By-Laws clearly state in Article X, Section 1.
All Lots in the tract shall be known and described as residential lots except said Common Area. No structures or buildings of any kind shall be erected, altered, placed or permitted to remain on any residential building lot other than one detached single-family dwelling for single-family occupancy only…
Last year we were made aware of a few online advertisements that clearly indicate violation of the above through division of homes into something other than single family occupancy. Some also advertised access to the pool and park, which is in violation of the guest use policy as well.
These violations will generate letters requiring cessation of renting spaces that are counter to the “single family occupancy” requirements. The board is fully prepared to execute resolution of these issues to the fullest extent of the law, both preexisting and within current limitations due to COVID-19.
